Δ Missing, cracked or curling shingles on your roof, as well as peeling paint, stains or water drops from the ceiling inside are some of the indicators of a potential roof problem that needs to be fixed.

Δ Leaking gutters are a sign something's wrong. It could mean you have holes in your gutters, the miters (corners) are not sealed properly or your gutters are filled with debris. Getting the problem fixed can avoid expensive repair of leaks into the house and mold.

Δ Avoid problems before they happen:

• Have your tile or shingle roof inspected every year after winter storms and snow to identify small issues before they become major problems.

Δ After major storm damage to your roof or other incident, don't wait to call your insurance company. They often cover the damage but sometimes have a time limit. If you wait too long they might consider it regular wear and tear. also, be sure to jot down dates and take photos.

Δ Do your homework: research several companies through reputable sources or online sites. Be sure to ask questions, understand the work and materials promised, and get a written estimate.

Δ While repairs are harder to guarantee, reputable companies will guarantee NEW installations. Make sure it's included in the written estimate with the time limit of the guarantee.
